Boutique condo building offers top location

What: The Sunne on Wells, a 10-unit condominium building at 433 N. Wells in the River North Area.

Developer: Roszak/ADC

Prices: Base prices for the 2- or 3-bedroom units begin at $850,000. Three-bedroom penthouses are base-priced at $1.65 million. Monthly assessments range from $364 to $645.

Development Amenities: Two heated parking spaces per unit, bicycle storage, video lobby security system, elevator, landscaped interior courtyard, rooftop terrace.

Unit Amenities: Individual balconies, Sub-Zero refrigerator with ice-maker, Viking oven and cooktop, built-in microwave, maple floor in kitchen, choice of hardwood floors in living, dining and family rooms, gas burning fireplace and individual laundry facilities.

Obviously, the location is fantastic. But the building also is unique in that it's what I call a 'boutique building' - a small building with only 10 condos. There aren't that many around like this in the neighborhood," said Thomas Roszak, architect and owner of the development firm Roszak/ADC.

Because the building is small, there is a little more attention to detail and customizing than you'll find in high-rise buildings with hundreds of units. So buyers have an opportunity to be in a building that is more quaint and intimate and still be in that [Near Loop] location," Roszak said.

The exterior design is "a modern interpretation of some of the loft buildings where you have massive brick-detailed buildings with large expanses of floor-to-ceiling glass," Roszak said.

The units are larger than other condos in the area where 1-bedroom apartments have an average of about 700 to 800 square feet of space, Roszak said. His condos have 2,400 to 4,100 square feet.

"It's like getting a house," he said. "What we're finding is that we have empty nesters coming from the suburbs to buy here. They had a large house and now they want all the advantages of city living. But they don't want to downsize and get rid of all their furniture," said Roszak, noting that he's pre-sold two units to empty nester couples.

Some of the luxury amenities at the Sunne on Wells include a choice of two hardwood floor options, solid maple two-panel doors, Brookhaven Woodmode cabinetry and granite countertops in the kitchen, and the appliance package includes a 24-cubic-foot Sub Zero refrigerator.

The development also has a passenger elevator that grants access to the rooftop terrace. "It has spectacular city views and a fantastic landscaping with vignettes - groupings of plantings and benches - so you can have four or five groups of people on the terrace and still have a private party," Roszak said. Also, parts of the rooftop terrace are for the penthouses, which have a private staircase to the terrace as well as breath-taking views in all directions.
