views Our Design and Build Division specializes in designing and developing beautiful and innovative buildings that just simply make work for your company easier. We combine enthusiasm for today's high technology building materials and concepts with a penchant for architectural preservation and business economics. Scope of Services

Our "turn-key" Design + Build Services include:
  • Identifying your special needs and opportunities and producing a building program that meets them precisely,

  • Finding land to meet the needs of a new building or suggesting an existing building that could be renovated,

  • Designing, engineering, coordinating, constructing, and supervising the new building or renovation within the budget and on schedule,

  • Selection of building materials,

  • Bidding and negotiating all contracts with consultants and subcontractors,

  • Obtaining city approvals and permits,

  • Management of payments to all consultants and subcontractors; money may be held in an escrow account; or in the case of a construction loan we will work with bank and title company to secure payments,

  • Assistance in obtaining construction and land loans using our banking contacts.
Project Costs

The project costs will be determined after an analysis of the program is completed. A target budget for all items including land, hard, and soft costs can be approximated early on to give your company accurate budgeting information.
Project Schedule
The schedule will vary depending on the size and complexity of the building. A timeline for the entire process would include the following items:
