With 1415 Sherman, Roszak/ADC broke ground on the first of its Evanston condos. Our second Evanston condo was at 1421 Sherman, which eventually expanded on a site adjacent to 1415. Our experiences with 1415 taught us what we needed to do to build Evanston condos successfully and efficiently: Read the zoning ordinances, analyze them, create a design that meshes with them, go to the city, get a permit begin construction, and sell them out! Because we built our initial Evanston condo in ten months, we saved four months of interest that we earmarked for other aspects of the project, that would benefit the homebuyers. With Chicago Avenue Place, another of our Evanston condo developments, we worked with the city on zoning and specific Evanston condo-related issues. We wanted to know if our design was feasible, and by the time the project went public, the key players had seen our design and expressed their opinions and been part of the planning process. Our next Evanston condo, 1572 Maple, is designed to be compatible with the rapidly developing business district nearby. This Evanston condo complex includes 28 condominiums in a beautifully detailed 7 story masonry building , a large space for offices at street level and an enclosed tenant garage. Our condos have floor-to-ceiling windows, many have terraces and the area around the buildings is carefully landscaped in time for occupancy. Once again, because we let this Evanston condo site and the existing zoning inform the project's design, we came up with a straightforward architectural solution. Our most recent Evanston condo, Sienna, is the culmination of our first phase of growth.
